– Our Services –
When cracks develop in your asphalt, they should be crack sealed frequently. If left untreated, an asphalt surface will deteriorate until it completely fails. This is when potholes and deep cracks emerge.
Seal coating provides the ultimate protection for your pavement. It slows down the process of deterioration, extends the life of your asphalt, and gives your property a renewed first impression!
The curb appeal of your home or business means everything. A clean cut lawn and a welcoming flowerbed can raise the value of your property.
We offer lawn mowing and other general grounds maintenance services. We want to help you create an environment that gives the welcoming feeling we all crave.
With the constant cycle of heat, rain, snow, and ice, asphalt starts to break down over time. This dries out the binders in the asphalt, causing them to flake and chip away.
We treat your asphalt to stop this process, and protect every layer of your pavement.
We Also Provide
Snow Removal • Line Striping • Airport Maintenance • And More!
We use GemSeal’s construction-grade, hot-applied joint and crack sealing compounds. These are formulated with selected asphaltic resins, synthetic polymeric rubber, plasticizers, stabilizers, and a blend organic reinforcing fillers.
It’s a one-part crack sealer that provides excellent results under extremely varying conditions. It’s perfect for asphalt pavements with high pedestrian foot traffic and vehicle power steering in high-temperature conditions.
Black Diamond Pavement Sealer
We use GemSeal’s Black Diamond pavement sealer. It’s a new, high performance alternative to asphalt emulsion (AE) sealers. Black Diamond exceeds AE performance by providing better coverage, greater durability, and superior color stability.
Black Diamond also provides performance similar to refined tar sealers through ease of application and toughness against power steering marks.
Why is Asphalt Seal Coating Important?
The majority of roads and driveways today are composed of several layers of different materials. What you see on a daily basis is just the top layer, a “roof” if you will, that protects all the other layers from constant wear and tear, and keeps things dry.
Asphalt works as a binder to protect these lower layers with its excellent adhesive and waterproofing properties. With its elastic characteristics, it can expand and contract with the weather and still remain in tact. When cracks develop, they should be crack sealed frequently.
Ideally, cracks should be crack sealed every summer, when there is more heat and the asphalt is warmed and expanding. Sealing cracks will help prevent further damage and pavement failures like alligatoring and potholes.
Where It All Comes Into Play
With the constant cycle of heat, rain, snow, and ice, asphalt starts to break down over time. The weather, salt, and chemicals can dry out the binders in the asphalt, causing them to flake and chip away. This exposes the next layer of binders in your driveway and roads.
If left untreated, this process will continue to repeat on each and every layer of your pavement. Eventually without treatment, an asphalt surface will deteriorate until it completely fails. This process results in an ugly, crumbling and hazardous driveway or parking lot, scarred with potholes and cracks.
Sealcoating has been shown to slow down the process of deterioration, extending the life of asphalt while also giving your property a renewed first impression. You can save thousands of dollars in replacement costs while increasing curb appeal for your home or business!
